Flats in Mumbai Under ₹50 Lakh, ₹75 Lakh and ₹1 Crore: Where to Look

"What can I get for my budget in Mumbai?" is the first question most buyers ask. The honest answer depends on the budget band and on how far from the city centre you are willing to look. This guide uses the projects listed on our site on 14 October 2026 to show what is actually available at the lower end of the market.

The short answer

Of the 342 projects we list, only 1 starts below ₹50 lakh, 9 start below ₹75 lakh and 34 start below ₹1 crore. These are project starting prices, usually for the smallest unit. Larger homes in the same projects cost more.

Under ₹50 lakh

Only one listed project starts under ₹50 lakh: Satellite Aarambh Avyaan in Malad East, a 1 BHK project under construction with prices from about ₹44 lakh to ₹53.64 lakh. Choice at this level is very limited, so expect to compromise on size, location or possession date.

Under ₹75 lakh

Nine listed projects start below ₹75 lakh. They sit in three localities:

ProjectLocalityStarting priceStage

Five of the nine are in Malad East, which makes it the most active pocket for buyers under ₹75 lakh.

Under ₹1 crore

Thirty-four listed projects start below ₹1 crore. The split by locality is:

LocalityProjects starting under ₹1 crore
Malad East8
Malad West8
Borivali West8
Kandivali West4
Andheri West2
Goregaon West2
Borivali East2

Malad West, Malad East and Borivali West together account for 24 of the 34, so they are the best places to start your search.

How to read a "starting at" price

A starting price is for the smallest or lowest-floor unit in the project. A 2 BHK or a higher floor in the same building will cost more, and GST, stamp duty, registration, parking and society charges come on top. Always compare projects on the all-in price for the exact unit you want.

Ways to stretch a budget in Mumbai

  • Consider under-construction projects, which usually start at lower prices than ready homes. Of our listings, 260 are under construction and 42 are ready.
  • Look at slightly less central pockets of the same suburb, a few minutes from the station or metro.
  • Compare carpet area, not just the price. A smaller carpet area at a lower headline price may cost more per square foot of usable space.
  • Check the developer's track record. A low price from an unproven developer is a risk, not a saving.
  • Verify MahaRERA registration for every shortlisted project.

Before you commit

A low price makes a project attractive, which is exactly when buyers skip checks. Confirm the registration, read the Agreement for Sale, and plan your loan so that the monthly instalment is comfortable, not just approved.

Tell us your budget, preferred size and workplace location below and we will send a shortlist of projects that match, with no brokerage to pay.
