Under-Construction vs Ready-to-Move Flats in Mumbai: Which Should You Buy?

Every Mumbai buyer eventually faces the same choice: pay less now for a home that will be built in a few years, or pay more for a home you can move into. Neither option is better for everyone. This guide compares them on cost, risk, flexibility and tax, and uses our live listings on 14 October 2026 to show how the market is split.

How the market is split today

Of the 342 projects we list, 260 are under construction, 42 are ready to move in and 40 are new launches. Under-construction and new-launch projects make up most of the choice, which is why most buyers end up comparing the two.

Why buyers choose under-construction homes

  • A lower entry price and a payment plan spread over the construction period.
  • Wider choice of floors, views and layouts when a project is first launched.
  • Time to build your down payment while the home is being built.

Why buyers choose ready homes

  • You see exactly what you are buying, including the building condition and the neighbourhood.
  • You can move in quickly, so you do not pay rent and EMI at the same time.
  • No GST on a home that already has an occupancy certificate, and no construction-delay risk.

What it looks like in Borivali West

In Borivali West we list 87 projects as of 14 October 2026, with prices from about ₹72 lakh to ₹28 crore. Of these, 68 are under construction, 10 are ready and 9 are new launches. The cheapest listed project starts at about ₹72 lakh and is under construction. The ready projects start higher: for example Sanmati Hari Smruti is listed at about ₹1.4 crore, and Samarpan Om Shri Jagannath starts at about ₹1.3 crore. That gap is typical of the trade-off between price and immediacy.

Questions to ask for an under-construction purchase

  • Is the project registered with MahaRERA, and what is the declared completion date?
  • What is the payment schedule, and what triggers each instalment?
  • What is the compensation if possession is delayed?
  • What has the developer delivered before, and on time?

Questions to ask for a ready-to-move purchase

  • Does the building have an occupancy certificate?
  • Are the society formation, conveyance and maintenance arrangements in place?
  • What are the monthly maintenance charges and the age of the building?
  • Are there any pending dues or disputes on the unit?

Which should you choose?

  • Choose under construction if you have a few years before you need the home, want the lowest entry price and have a clear plan for your payments.
  • Choose ready if you need to move soon, want certainty about what you are getting, or would otherwise pay rent and EMI together.
  • Consider both if you are flexible. Compare the all-in cost, including GST, stamp duty and the rent you would pay while you wait.
