Mumbai's real estate market has always had a close relationship with Bollywood. From sea-facing homes in Bandra and Juhu to luxury apartments in Versova and Pali Hill, celebrity property transactions often provide an interesting window into the city's premium residential market.
In 2026, that relationship has become particularly visible. Several Bollywood personalities have bought, sold or expanded their property portfolios, with individual transactions ranging from a few crore rupees to more than ₹80 crore.
While celebrity purchases should never be treated as investment advice for ordinary buyers, these transactions reveal some interesting trends about where Mumbai's luxury housing demand is concentrated, what affluent buyers value and how established celebrities are managing their property portfolios.
Here are some of the most notable Mumbai celebrity property transactions reported during 2026.
John Abraham Buys ₹84 Crore Bandra Bungalow
One of the year's most significant Bollywood property purchases came from actor John Abraham, who reportedly acquired a bungalow in Bandra West for approximately ₹84 crore.
The transaction was identified through property registration documents accessed by Liases Foras. The deal highlights the continuing premium attached to independent homes in established Mumbai neighbourhoods, where the supply of standalone bungalows is extremely limited.
The transaction also reinforces the importance of scarcity value in Mumbai's luxury real estate market.
In areas such as Bandra, Juhu and Malabar Hill, an independent bungalow is not simply a larger property—it represents a very limited type of real estate asset.
Hrithik Roshan's Family Invests ₹67.3 Crore in Versova
Another major transaction came from the Roshan family.
Pramila Rakesh Roshan, mother of actor Hrithik Roshan, purchased two luxury apartments in Mumbai's Seven Bungalows area of Versova for a combined ₹67.30 crore, according to property registration documents reviewed by Liases Foras.
The transactions were registered on July 31, 2026, and involved two apartments on the 24th floor of Lotus Celestia in Andheri West.
The purchase is significant because it shows continued interest in large-format premium residences in western Mumbai, particularly in locations that combine access to the coast, established neighbourhoods and connectivity.
Shaan and His Wife Buy Three Bandra Flats for ₹47.64 Crore
Celebrity property activity has not been restricted to actors.
Singer Shaan and his wife Radhika Mukherji purchased three apartments in Bandra West for a combined consideration of approximately ₹47.64 crore.
The three apartments reportedly have a combined area of around 6,268 sq. ft. and nine parking spaces. The transactions were registered in August 2026.
The transaction is notable because acquiring multiple apartments within the same development can provide affluent buyers with greater flexibility around space, privacy and configuration.
It also reinforces Bandra's continuing position as one of Mumbai's most sought-after luxury residential addresses.
Ishaan Khatter Buys ₹29.37 Crore Pali Hill Home
Actor Ishaan Khatter purchased a luxury apartment in Pali Hill for approximately ₹29.37 crore.
The property, located in Navroz Apartments in the Pali Hill area of Bandra, has a reported carpet area of approximately 2,989 sq. ft.
Pali Hill continues to command a premium because of its established residential character, greenery, privacy and proximity to Mumbai's entertainment ecosystem.
For premium buyers, these attributes can be just as important as the size of the apartment.
Siddhant Chaturvedi Makes Two Purchases in One Building
Actor Siddhant Chaturvedi made headlines in 2026 after purchasing two luxury apartments in the Juhu Vile Parle Development area.
In June, Siddhant and his mother purchased an apartment in the Namo Krishna building for approximately ₹13.91 crore.
A second purchase followed in July for approximately ₹12.63 crore.
Together, the two transactions represent an investment of more than ₹26.5 crore in the same building within a period of less than two months.
The latest apartment reportedly has a RERA carpet area of approximately 1,640.63 sq. ft., while the earlier purchase was larger at around 2,173.87 sq. ft.
This is an interesting example of how high-net-worth buyers may build a larger residential holding through multiple acquisitions rather than purchasing one very large standalone property.
Tabu Purchases ₹10 Crore Versova Apartment
Veteran actor Tabu also entered Mumbai's premium residential market in 2026.
She purchased an apartment in Versova for approximately ₹10 crore.
The property reportedly measures around 2,153 sq. ft. and includes two car parking spaces. The purchase was registered on March 26, 2026.
The transaction adds another celebrity name to the growing list of high-value purchases in Mumbai's western suburbs.
Anushka Sharma and Virat Kohli Buy ₹18.29 Crore Mumbai Home
Actor Anushka Sharma and cricketer Virat Kohli purchased a luxury apartment in Mumbai's Versova area for approximately ₹18.29 crore.
The residence reportedly measures around 2,644 sq. ft., with an additional exclusive area and three parking spaces. The purchase was reported in July 2026.
The couple also purchased more than five acres of land near Awas Beach in Alibaug earlier in January 2026 for approximately ₹37.86 crore.
Although the Alibaug transaction is outside Mumbai, together the deals illustrate how India's celebrity buyers are increasingly diversifying their real estate holdings between urban luxury residences and leisure properties.
Bollywood Is Selling Property Too
Celebrity real estate activity isn't only about buying.
Several well-known names have also sold Mumbai properties during 2026.
And these transactions are perhaps even more interesting because they demonstrate how celebrities manage property portfolios over time.
Akshay Kumar Sells Multiple Mumbai Apartments
Actor Akshay Kumar was among the most active celebrity sellers in Mumbai during 2026.
In June, he sold two apartments in Borivali East's Sky City development for a combined ₹7.1 crore. The properties had reportedly been acquired in 2017 for around ₹3.68 crore.
He then sold two additional apartments in Mulund West for a combined ₹12.38 crore.
Those apartments had been purchased in 2017 for approximately ₹9 crore, meaning the latest transaction generated a nominal gain of more than ₹3.3 crore.
Taken together, the four 2026 sales generated approximately ₹19.48 crore in gross sale consideration.
The transactions demonstrate an important point:
Even wealthy property owners periodically rebalance their portfolios.
Selling a property doesn't necessarily indicate a negative view of the market. It can simply reflect portfolio restructuring, capital deployment elsewhere or a decision to exit an investment after appreciation.
Salman Khan Sells Bandra Apartment
Actor Salman Khan sold a 758 sq. ft. apartment in Bandra West for ₹3.50 crore in July 2026.
He had purchased the apartment in 2015 for ₹2.88 crore, meaning the transaction generated a nominal gain of approximately ₹62 lakh over the holding period.
The apartment was located in Shiv-Asthan Heights and included two car parking spaces.
The transaction is a useful reminder that even celebrity property portfolios contain assets across different price segments.
Madhuri Dixit Records Strong Appreciation on Juhu Property
Actor Madhuri Dixit and her husband Dr. Shriram Nene sold a Juhu apartment for ₹4.40 crore in 2026.
They had purchased the property nearly 14 years earlier for approximately ₹1.94 crore, representing a nominal capital appreciation of around 127% before accounting for transaction costs, taxes, financing and other expenses.
Madhuri also sold a commercial office in Andheri West for approximately ₹4.85 crore in June 2026.
The office had reportedly been acquired nearly 18 years earlier for ₹52.5 lakh, resulting in substantial nominal appreciation over the holding period.
These transactions illustrate another important characteristic of Mumbai real estate:
Long holding periods can matter enormously.
Kriti Sanon and Family Sell Four Andheri Apartments
Actor Kriti Sanon, along with her sister Nupur Sanon and mother Geeta Sanon, sold four apartments in Andheri West for a combined ₹8.9 crore.
The family had acquired the four apartments between 2013 and 2017 for approximately ₹4.31 crore in total.
The sale therefore represented more than a doubling of the family's original acquisition value before accounting for transaction costs and other expenses.
Again, the bigger lesson isn't simply the profit figure.
It demonstrates the potential importance of location, holding period and entry price in Mumbai property investment.
What Do These Celebrity Deals Tell Us About Mumbai Real Estate?
Looking at the transactions collectively, several patterns emerge.
1. Western Mumbai Remains the Centre of Luxury Demand
A striking number of these transactions are concentrated in:
Bandra
Pali Hill
Juhu
Versova
Andheri West
Vile Parle West
These aren't random locations.
They combine established neighbourhoods, connectivity, lifestyle infrastructure, proximity to the entertainment industry and, in several cases, limited premium housing supply.
2. Sea-Facing and Premium Locations Command a Scarcity Premium
Mumbai's coastline is one of its strongest real estate differentiators.
Sea-facing properties in Bandra, Juhu and parts of the western suburbs command substantial premiums because the supply of genuinely desirable waterfront or sea-view residences is limited.
The celebrity market reinforces this trend.
But buyers should remember:
A celebrity buying a property doesn't automatically make it a good investment.
Location fundamentals remain more important than celebrity association.
3. Larger Homes Are Attracting Wealthy Buyers
Several 2026 transactions involve large apartments rather than compact residences.
The purchases by Ishaan Khatter, the Roshan family, Anushka Sharma and Virat Kohli, and Shaan and his wife illustrate the continuing demand for spacious premium homes.
This is consistent with the broader premiumisation trend visible across India's residential market.
JLL reported that homes priced above ₹1 crore recorded approximately 30% year-on-year growth in sales during Q1 2026 across India's leading markets.
4. Celebrities Are Not Only Buying Homes
The transactions also show that celebrities use real estate for different purposes:
Primary residence
Second home
Investment
Commercial property
Portfolio diversification
Long-term wealth preservation
Madhuri Dixit's commercial property sale and Amitabh Bachchan's 2026 commercial lease demonstrate that celebrity real estate exposure extends well beyond residential apartments.
Amitabh Bachchan's ₹33 Lakh Monthly Commercial Lease
While not a sale or purchase, another notable 2026 property transaction involved Amitabh Bachchan leasing three commercial floors in Andheri West.
The lease covers approximately 8,428 sq. ft. and reportedly generates rent of ₹33 lakh per month.
The five-year lease commenced in August 2026 and includes nine parking spaces.
This provides an interesting example of how prime Mumbai real estate can generate income rather than simply serving as a capital appreciation asset.
Does Celebrity Ownership Increase Property Prices?
Not necessarily.
A celebrity purchase can create significant publicity around a building or locality. It may enhance a project's prestige and generate curiosity among potential buyers.
However, market experts have cautioned that the effect can be temporary. Ultimately, property values are determined by broader factors such as location, connectivity, supply, demand, construction quality and market conditions.
Therefore:
Celebrity presence can create attention.
Fundamentals create sustainable value.
That distinction is important for ordinary property buyers.
What Can Homebuyers Learn From Bollywood's Property Choices?
The biggest lesson isn't to copy a celebrity's purchase.
Instead, look at the underlying reasons behind these transactions.
1. Location Matters
Most major celebrity purchases are concentrated in established, highly desirable micro-markets.
2. Scarcity Matters
Independent bungalows, sea-facing residences and large apartments are limited in supply.
3. Connectivity Matters
Premium buyers still want convenient access to airports, business districts, entertainment hubs and major roads.
4. Space Matters
High-net-worth buyers are increasingly willing to pay for larger, more private homes.
5. Long-Term Holding Can Work
Several celebrity sales show substantial nominal appreciation over long holding periods.
6. Portfolio Management Matters
Selling a property after appreciation can be part of a rational investment strategy.
7. Income Matters
Commercial property and rental assets can provide cash flow in addition to potential capital appreciation.
The Bigger Mumbai Real Estate Story
Celebrity transactions are only one small part of Mumbai's enormous property market.
But they provide an interesting lens into the city's premium segment.
The concentration of transactions in Bandra, Pali Hill, Juhu, Versova, Andheri and other established western-suburban locations demonstrates the continuing importance of location and scarcity in Mumbai real estate.
At the broader market level, Mumbai recorded 80,221 property registrations during H1 2026, a 6% increase year-on-year and its strongest first-half performance since 2013.
Meanwhile, India's real estate sector attracted US$8.5 billion of equity capital in H1 2026, according to CBRE, indicating continued institutional confidence in Indian real estate.
The celebrity market therefore sits within a much larger story:
Mumbai continues to attract capital because of its limited land, employment base, infrastructure, lifestyle appeal and deep residential demand.
Sigma Homes Perspective
Celebrity property transactions can be fascinating, but property buying should never be driven by glamour alone.
At Sigma Homes, we believe buyers should evaluate every property through fundamentals:
Location | Connectivity | Carpet Area | Developer | RERA | Pricing | Amenities | Rental Demand | Resale Potential
Whether you're looking at a 1 BHK, 2 BHK, 3 BHK or a premium residence, the same principle applies:
Don't buy because someone famous bought there. Buy because the property makes sense for you.
Celebrity transactions can reveal where affluent buyers are putting their money, but a successful property decision ultimately depends on your budget, your requirements and your investment horizon.
